Latest Project Updates

Edmonton

I am thrilled to have refinanced and returned capital to our partners on our first 8-plex projects completed 2 years ago. It gives me great pride to be able to do so and am always grateful for the opportunity to share in our partners’ their financial journey and to see them to grow.

We also completed our Snowcrest project in Edmonton! It was certainly a busy time overseeing the completion of the construction, getting the CMHC MLI Select financing and then getting it fully leased and operating as income property. A big thank you to our development and operations team for a job well done!

Looking back I didn’t share much of the transformation but here are a few photos of the finished development. These projects are about meeting the demand for the missing middle housing, providing a superior investment that makes sense for our clients and one they are proud to have in their portfolio.

We are making great progress with our Riverwalk project that I recently shared on social media and we are only 2 months away from completion. The finishing touches are being put on the main units while the garage suite, which is always started separately, will be moving on from the drywall stage to cabinet install. Similarly, one of the two 9-unit collaborations with Colin Graham under the TruEdge Developments name is on a similar timeline and the other 9-unit is also making great progress with the building almost completely framed and at lockup stage soon!

Calgary

After some regulatory delays and early rainy weather, our Calgary project is also making some good progress. We’ve poured the footings and the foundation and we will be starting on the framing in the coming weeks and we couldn’t be more excited to have our trusted and expert team advance this development this summer!

Because our other 10-unit project was submitted for re-zoning for H-GO ahead of the blanket zoning approval, it will be one of the first ones in queue to receive the DP approval and we can’t wait to get started on this one later this year.

New Opportunities

The landscape is always changing as all levels of government are trying to put in place policies they believe are best. Here in Alberta, we are still one of, if not the most, landlord friendly provinces. So together with affordability and the growing population, this is an ideal place to invest. Together with our planning and building team, we have always stayed on top of the by-law changes in the province so we can stay ahead of the curve and present opportunities to our investors. As such we have some exciting opportunities to offer to those looking to participate in the growth happening here with us.

New multi-unit rental development in Edmonton and Calgary

We are using the same formula as the previous successful projects to start our next projects in Calgary and Edmonton. If you have been watching and wondering when you should get in, the time is now. This is a tried and true strategy and investments in both cities are poised to take advantage of the tremendous growth already happening.

JV Opportunity on Suited Single Family Houses

We have also secured pre-construction suited properties in the growing south quadrant of Edmonton to be ready by September of this year. We are excited to offer a Joint Venture opportunity on these turn-key suited single-family houses. Edmonton is already seeing increases to their land and overall values and this is the perfect opportunity if you are looking for a turn-key investment that will start working for your almost immediately.

New Construction Condo in the heart of Canmore

We have mentioned previously that we will be expanding on our short term rentals in Canmore. Our existing Canmore property has been operating really well as an Airbnb, with another under construction this year. We believe the demand in Canmore is here to stay and we have secured two other units for a new development in the heart of Canmore downtown with the same developer. In addition to the superior location, these are also zoned specifically for short term stays which is not easy to acquire and we will be offering joint venture opportunities on those.

It has been a very fulfilling to coach my students over the past 8 months on how to do exactly what I do, moving from an investor single family houses into the world of development, and specifically the strategy of purpose built rental townhouse developments.
